    • Yes, there is a non-refundable application fee of $75 per adult applicant. $250 admin fee.
  3. What is the security deposit, and is it refundable?
    • The security deposit varies based on screening results and typically starts at $250-$1000. It is refundable upon move-out, subject to the terms of the lease.
  4. Are there any pet fees or deposits?
    • Yes, there is a non-refundable pet fee of $300 for the first pet $450 for two pets, with a limit of two pets per home. There is also a monthly pet rent of $25 per pet.

Screening & Application Process

  1. What criteria do you use for screening applicants?
    • We conduct a thorough screening that includes credit checks, rental history, income verification, and a background check.
  2. How long does the application process take?
    • The application process typically takes 24-48 hours, depending on the completeness of the submitted documents.
  3. Is there an income requirement to qualify?
    • Yes, applicants must have a verifiable income that is at least three times the monthly rent.

General Leasing Information

  1. What is the minimum lease term?
    • The minimum lease term is 12 months to 15 month leases. We may offer flexible leasing options based on availability.
  2. Are utilities included in the rent?
    • No, residents are responsible for utilities, including water, electricity, internet, and trash services.
  3. Do you offer furnished homes?
    • No, our homes are not furnished, but we can provide recommendations for local furniture rental services.

Community & Amenities

  1. What amenities are included in the community?
    • The community offers a variety of amenities, including access to two of the Babcock pools, clubhouse, dog park, walking trails, and more.
  2. Is parking available?
    • Yes, each home comes with an attached two-car garage.
  3. Are there restrictions on the types of pets allowed?
    • We welcome most domestic pets; however, certain breed restrictions apply. Please contact our office for a complete list of restricted breeds.
  4. What are the office hours for Flatwoods at Babcock Ranch?
    • Our leasing office is open Monday through Friday from 9 AM to 6 PM, Saturday from 10 AM to 5 PM, and Sunday 10 AM to 5 PM.
